Why should I PRE-QUALIFY ?
With your information, we can tell you how much you can borrow for a new home and what type of loan would best suit you. We can do this at no cost to you or if you'd prefer we can start the loan process when you pay a minimal fee for a credit report. We'll give you a general idea of the total cost involved with the purchase or refinancing of your home. (We say "general" because until we know the exact property, there are too many variables that are subject to change, i.e. property taxes, actual cost of the property, etc.).

By knowing how much loan you can afford, the Realtor you choose should direct you to properties that are no more than what you have been approved for. Just because you are pre-qualified for a specific dollar amount doesn't necessarily mean you have to spend that much. You decide how much you are comfortable with. You'll need to tell your Realtor that you have pre-qualified for your loan and how much of the amount you are comfortable with.

The second objective of pre-qualifying is getting you the home you want. Often the seller will deal better or accept the offer of, someone who is pre-qualified before others, even if the offer is lower. The mystery of whether the buyer can afford the seller's property is removed and the sale is ensured. Generally most of the paperwork for the loan is complete, the transaction of the sale is much quicker, allowing both parties to move sooner. This is an added incentive for the seller to accept your offer.
